FAQ
Common questions when selling your Belizean property
Do I need to be a Belizean citizen or resident to sell property here?
No. Belize does not restrict property ownership or sale based on nationality, so foreign nationals can buy and sell property here just as citizens can. Your attorney will confirm any requirements specific to your title type.
How long does it typically take to sell?
It varies by property type, price, and district. A well-priced home or lot often moves within a few months of being properly marketed, while rural land and larger parcels can take longer to find the right buyer.
What documents will I need?
Typically your title or deed, a copy of your ID, and, if applicable, land tax receipts or a survey. We'll confirm the exact list with you and your attorney once we start the listing.
What fees or commission do I pay?
We charge a commission on the final sale price, agreed with you upfront before we list your property. Standard closing costs, such as stamp duty, are separate and handled by your attorney at closing.
Do I need a lawyer to sell my property?
Yes. Property sales in Belize are finalized by an attorney, who prepares the transfer documents and registers the sale with the Lands Department. We're happy to recommend attorneys we've worked with if you don't already have one.
Can I sell to a foreign buyer?
Yes. Foreign buyers can purchase property in Belize, and a large part of our buyer network is reached through our marketing, both locally and abroad.
How do you determine my asking price?
We look at recent comparable sales in your district, current competing listings, and your property's specific features, then give you an honest recommendation rather than an inflated number just to win the listing.
What if my property doesn't have a survey or updated title?
We can point you toward surveyors and help you understand what's needed to get your paperwork in order, and we're glad to start marketing your property while that's being sorted out.
